The Most Popular Deck Sizes — and Why

The 12×24 deck (288 sq ft) is by far the most searched deck size in the US. At 288 square feet it clears the 200 sq ft permit threshold in many jurisdictions (requiring a permit) but stays under the 300 sq ft limit that triggers stricter structural engineering requirements in others. More practically, a 12×24 deck can simultaneously host a 6-person dining set and a small lounge area — the perfect backyard sweet spot.

The 12×20 deck (240 sq ft) is the budget-conscious alternative: enough space for dining with 4-6 people, simpler to frame with a single beam line, and typically 15–20% cheaper in materials. The 16×16 deck hits the same square footage at a more square aspect ratio — better for wrapping around a corner or centering a hot tub.

How to Read a Deck Plan

Board direction: Most plans show boards running parallel to the house (perpendicular to the joists). This is the standard and the most material-efficient. Diagonal or herringbone patterns require 15–20% more material and more complex cuts at the perimeter.

Joist spacing: IRC code allows 2×6 joists at 16" O.C. for spans up to about 9 feet. For composite or PVC decking, many manufacturers require 12" O.C. spacing. Our plans display the joist grid in the "Joists" view.

Post positions: Posts are shown as solid squares in the "Posts" view. Standard residential decks space posts every 6–8 feet along the beam. The "Full Plan" view overlays all layers simultaneously.

Do You Need a Permit for a Deck?

In the US, most jurisdictions require a permit for any attached deck or any freestanding deck over 200 sq ft or 30 inches above grade. The permit process typically requires submitting a site plan, footing schedule, and framing plan — all of which our PDF includes. In the UK, most decks under 30cm high and covering less than 50% of the garden are permitted development (no planning permission needed). In Canada and Australia, check your provincial/state building authority.
